Many times the first point of contact between a buyer and a real estate agent is from the buyer seeing a property for sale. Unless the buyer has been browsing online, this is usually from the outside and seeing the yard sign or from the inside on a tour.
As the listing agent, many times you will never know who visited the home or have a way to stay in touch with them.
With mobile phones that has all changed.
By using text messaging and mobile-friendly websites you can keep in touch with active buyers even if they have been brought to your listing by another agent.
Here’s how it works:
-The buyer visits your property. On the yard sign they see instructions on how to request more detailed information by text message. They see a similar set of instructions inside on a stand up card holder.
-When the buyer sends a text requesting the information, the text messaging system captures their contact information and automatically sends out more detailed information on that listing! This can include all of the standard information found on traditional flyers. Plus, you can also provide them with a mobile-friendly website for that property that will have up to date photos, maps, and other information that you can update in real time!
This lets an agent keep buyers up to date on the latest information about a home. If there’s a price change, you can let everyone interested in that property know – immediately!
If an offer comes in for the home, you can let other interested buyers know, potentially triggering a bidding war, getting a better price for you and your sellers.
